 February has been a good month for me the past few years, even though February is cold and snowy in Montgomery County.

February 2014 was active with buyers ready to make offers with little competition, and sellers benefited from being market ready before the Spring Season.  

A Redfin study and a Zillow article that support the idea of getting a home listed on the market before the typical housing "kickoff" start date of April 1st.

“A study of 1.1 million home listings between 2011 and 2013 in 19 major markets by the national realty brokerage firm Redfin found that, contrary to popular impressions, houses put on the market in winter — defined as Dec. 21 through March 21 — had a nine-percentage-point greater probability of selling within 180 days and at a smaller discount to the initial list price than houses put on the market during the spring months (March 22 through June 21). The advantage jumped to 10 percentage points over summer listings (June 22 through Sept. 20.) Winter listers ultimately sold for prices 1.2 percentage points higher than homes listed during any other season.”

Myth No. 1: Spring is the best time to sell a home

"Historically, real estate seasons were tied to summer and the end of the school year. Families were the typical buyers or sellers, and they wanted to move during the summer so their kids could start anew in September. That’s how spring became the prime selling season. It’s true there are still more homes for sale in the spring, which means there’s a lot of activity and buzz. But spring isn't necessarily the best time to sell a home anymore.”
