Staging a property presents the building and surrounding landscape in the best light possible. Use these simple and effective staging activities to make any property look better, sell faster and fetch a higher price.

  1. Remove clutter. Your house in New Orleans, LA should be completely free of clutter everywhere. This means no junk drawers, no closets stacked full of things and certainly no stacks of papers on countertops. If you cannot de-clutter because you no longer fit in the house, rent a storage unit and move some of your things there until you sell the house.
  1. Make it smell good. Have you ever noticed that every house has an odor to it? If you’re not sure about the odor in your house, just assume it’s not very good and proceed accordingly. A person’s sense of smell affects how that person perceives things, so if your house smells bad people will view everything in it more critically. On the flip side, a good-smelling house means people will view the house in a more positive light. You should use plug-in deodorizers, diffusers, candles or any other methods necessary to make your house smell good. And use scents that are crowd pleasers since you’re trying to appeal to as wide of a group of people as possible.
  1. Make every room count. You should not have rooms with mixed uses. This means no workout room combined with a home office, or a play room combined with a craft room. Each room in your New Orleans, LA, home needs to have a clear theme so buyers know what to make of it with no effort on their part.
  1. Neutralize paint colors. It’s great if having deep purple walls helps with your inner peace, but when it comes time to sell your home in New Orleans, LA you need to change things. All of the walls throughout your house should have neutral, crowd-pleasing colors on them like a beige or cream since such colors are less likely to turn people off.
  1. Make everything match. Have you noticed that in model homes in New Orleans, LA everything matches in each room? Go through your house and make the different items in a room match to create themes that make each room look put together and intentional. Sure, people won’t be buying your stuff with the house, but having rooms with matching things will make the house feel more composed and will help you sell it faster and at a higher price.
  1. Clean it thoroughly. Nobody wants to buy a house that is filthy, so roll up your sleeves and pull out the cleaning supplies. Pay attention to all of the nooks and crannies of your house, making sure everything looks in tip-top shape. Scrub the baseboards, wax any hardwood floors and make every surface shine. This means you will need to keep your house sparkling clean until it sells, which is best done by touching things up every few days. And don’t forget to clean the windows so they are free of grime and hard water spots.
  1. Depersonalize it. With model homes you will notice there are no pictures of families or homemade decorations sitting about because nobody lives in the model. But in the house you live in you still need to do the same thing. Having your family photos, diplomas or homemade crafts displayed makes it harder for any potential buyers to picture themselves living in the house.
  1. Trim up the yard. Your yard is a key selling point to your house in New Orleans, LA, so don’t neglect to take care of it. Before listing the house, trim up all of the trees and bushes. If there are any dead plants or old items like a falling apart shed, take those items out immediately. The grass should be kept well-trimmed until the house in New Orleans, LA sells and nothing should be wilting or dying.
  1. Set up an outdoor living space. If you are listing your home in New Orleans, LA during the warmer months of the year, you want buyers to see how they can have excellent outdoor living space. The best way to do that is to set up a table, chairs and perhaps other items like a grill in an outdoor area so buyers can see the possibilities.
  1. Offer something to eat. Just like in model homes, you should have something out for people to eat while they look at your house. Even if it’s a bowl of candies, buyers will be in a better mood with something sweet in their mouth while they browse, and they are likely to spend more time in the house.

Staged homes sell faster. Period! One of my agents under my brokerage is a stager and I will even offer to pay out of my own pocket at times to have her go through a clients home and get it show ready if they can't afford her services and I feel like it is absolutely necessary for the home to show well.
