Let’s discuss buyer representation! When searching for a home, consider working with a Realtor whom you trust to represent all of your interests. Shoppers don’t have an obligation to contact the name that appears on the ‘For Sale’ sign in front of the home. In fact, hiring a Realtor will give you distinct advantages in negotiating, and more importantly, instant access to new listings (provided your Realtor is “on the ball”).

Dual agency is the term when you purchase a home from the listing agent’s company. Defined, “dual agency occurs when one broker or salesperson represents both parties to a transaction, or when two salespersons licensed to the same broker each represent a party to the transaction.” (Credit extended to Northstar MLS for the definition).

In summary, do what feels most comfortable for you, the purchaser. I know that all of this can be confusing! I find that shoppers have a lot of misconceptions about buyer representation, so I like to educate about this topic when I can. If you have any questions, feel free to reach out to me. Hi Jim, you described agency nicely. Short and to the point. Here in NY we have Dual Agency which I stay away from. We also have Dual Agency with Designated Sales Agents. This is when both the sellers and the buyers will still get representation. Dual Agency they will not. Have a great day.
