The Power of Emotion in the Real Estate Market by Richard WeisserWhen an investor is asked about the secret to garnering profits the answer will typically be along the lines of: “buy low, sell high.” There is no emotion attached to these financial decisions.

But the answer is never really as simple as that when buying or selling real estate that is intended to be used as a personal residence. Because there are many factors other than price that contribute to a purchase or sale decision.

Some of these factors are financial, and some are emotional. Real estate can have tremendous value that cannot be measured in dollars and cents. It can only be assessed against a personal lifestyle benchmark that is completely subjective.

Over the course of my many years in the real estate business, I would propose that the average owner-occupied transaction is 50%-50% with regards to money and emotion. Buyers fall in love with houses. Sellers can be emotionally attached to the place where so many life events have taken place.

It’s nearly impossible to eliminate these feelings that often go beyond the realm of good financial sense. And we shouldn’t try to do that anyway.

 

It’s not just a house. It’s a place where life happens!

One of the ways we can get a relationship going is to tell a sotry that people want to read or watch in the case of video. To create an emotional connection it is important to connect with the whys. I can talk all day long about positive cash flow or a 1031 tax deferred exchange, but is is when i talk about retirement income and financial safety, or paying for a son or daughters college education that I create the relationship with an investor becuase that is the motivation before the metrics.

So true Richard. The house becomes a home when the ups, downs, sideways of a person's life happens there. How does the property listing affect, improve my life, the one of the family having holidays there, other celebrations and grieving too. As kids are brought home as bundles of joy. Grow up and leave the nest and time to call my favorite local real estate professional to move it out scout. Slide me into something smaller.

It is emotional for so many.  Investors... not so much, but buyers and sellers of their "home" are selling/buying so much more than a house.  Heck, I get emotional with them.
