Victoria Grove is a beautiful gated community in the Southwest part of Riverside California - near Lake Mathews. It is about about three miles south of the 91 freeway just off La Sierra Ave. It is a very nice community with wonderful residents, terrific houses and great community amenities - and it is one of my favorite neighborhoods in Riverside. Its a terrific time to buy in Victoria Grove as the number of houses on the market is high and interest rates are still very low. But on the flip side, it is more challenging to sell in VG right now as there are so many houses for buyers to choose from. 
Active Listings
There are 19 houses currently for sale (active listings on the multiple listing service) in Victoria Grove in Riverside California. Of the houses currently for sale, there is one short sale and one foreclosure. The least expensive house currently for sale is listed at $425,000 and is 2642 sq ft. The inventory of available homes for sale in VG has been steadily increasing over the last 18 months. Back in March 2013, there were only four active listings in VG. Houses in Escrow and Accepting Back-up Offers
The number of homes in escrow has really slowed down. 18 months ago, there were about 12 - 13 houses in escrow at any given date. Currently there are only four listings that are "pending" which typically means that they are in escrow - two standard sales and one short sale the number of houses in escrow has been low for several weeks.
Closed Homes
Victoria Grove had a total of 11 houses close (sold) in the last 100 days. Of those, two were short sales. The most expensive house sold for $649,000 (a 4403 sq ft house) and the least expensive was a 2768 sq ft short sale that sold for $358,050.
