Showing Only To People With Money

The duplex is tenant occupied. Tenants need 24 hours notice. You know how it goes. So I put in the MLS: "showing only to people with money."

A realtor called me. "Hey, what does it mean you're only showing it to people with money? You say you're taking cash, conventional, and FHA. Do you mean only to people who are qualified?"

Qualified

Yeah, that's right. It's a hassle to schedule appointments with the tenants. I don't want to show it to someone who hasn't bee pre-approved or shown his proof of funds.

There are many "lookers" masquerading as buyers. I've told these people to go to open houses if they want to see houses or whatever.

A guy called me to see a condo. I said OK. I called the listing agent and he told me it was a pain in the butt to show. He asked me if this guy was good. I said I hadn't seen his money yet. So I called the guy, and asked him to show me how he wanted to pay for it. Poof, the guy disappeared.

I don't mind showing someone a property if it's vacant and nearby. Part of my job is to see properties. But yeah, I have to ask about the money.

Getting a prospective buyer pre qualified is just part of the process. Doesn't make any sense without that.

If the client doesn't have the funds, or can't qualify for a loan, what is the point of showing them anything?

There are quite a few tire kickers out there who appear to enjoy spending their time and everyone else's pursuing their hobby of window shopping.  Looking forward to the day where houses can only be viewed when the money and qualifications are confirmed.  Maybe technology will take us there.
