The area of La Quinta that is considered north La Quinta includes the neighborhoods north of Highway 111 and south of Fred Waring Drive.

The area consists mainly of ungated neighborhoods; none the less, it is a great area to live and is a very convenient location for the many people that call it home. Because north La Quinta is located near the La Quinta High School, these neighborhoods are highly sought after and tend to hold great resale values. 

For home owners who prefer a gated community, fortunately the area does offer a few gated neighborhoods  as well. With gated communities also come homeowners associations (HOA's.) The monthly fees are affordable and help ensure your neighbors all uphold the same rules and regulations. HOA's also maintain the gate and perimeter of the community, ensuring it's nicely maintained. 

The communities listed below offer home owners in north La Quinta the option to live in a gated community:

Aliso - built in 2000; monthly HOA of approximately $95.

Esplanade - built between 2003 & 2006; monthly HOA of approximately $165.

La Quinta Del Oro - built in 2005;  monthly HOA of approximately $137.

Starlight Dunes  - built in 1990; monthly HOA of approximately $100.
