The Mistake Most Buyers Make is… Offering the wrong price for the home you really want to buy

So how do you know the right price to offer?

The first piece of advice I have for you is that you should have your own Buyer’s Agent that is truly representing you, and has your best interests in mind. Your Buyer’s Agent should be someone with the experience, references, and credentials to provide you with an Accurate, Up to date Analysis of the local Real Estate Market,

Without knowing the market value of the home you want to buy, you could easily bid too much, or fail to make a competitive offer on an excellent value – and someone else could end up buying the home you really wanted.

To help you find out what the right price to offer is, your agent will provide you with a written Comparative Analysis of similar homes which will include, Not just the ones that have sold, how much they sold for, and how long it took them to sell, BUT also the competing homes currently available, how much they are listed for, and how long they have been on the Market.

After analyzing all that data, your agent can determine the “Fair Market Value” of the home you want to buy. And there you have the price that you should offer!
