I've had a listing for a long time - antique, small market, etc.  Had a handful of offers but none came together.  Finally a good offer - accepted and on the way to closing!  During the inspection period, I learn that another local agent had called my seller, just before the offer came in, to tell them "I have a buyer for your home, but I won't show it until you list with me".  OK - pretty aggressive, but the kicker is that my client believed it!  He was ready to show me the door.  Had this offer come in one week later, the new agent would've sold it and the seller would've thought he made the right choice.

 

There are all types of agents who will do whatever it takes to get business; that I can deal with.  But when our clients fall for their shenanigans, it's very disappointing.

Incredibly unethical in my opinion for that agent to solicit your client like that.

This is definitely a COE violation. I highly recommend you file a complaint with your local board! Many continue this type of non ethical behavior because they are rarely challenged.
