There is something special about this time of year, mid-Autumn in the days leading up to Halloween.  The rustling of the dead leaves in a chilly breeze seems to build a bit of a spooky ambiance.  While we're waiting for Halloween, do Victory Lakes home owners have anything to be scared of in the real estate market?  We'll figure that out in this edition of the Victory Lakes Single Family Home Report, focusing on sales from September.   We will make our comparisons to last month (August 2014) and last year (September 2013.)

Single Family Homes For Sale in Victory Lakes, September 2014

The Victory Lakes single family home market is definitely holding some inventory.  Buyer demand in Bristow has waned in price ranges above $400,000.  When September ended, there was one more available single family home for sale in Victory Lakes than there had been in August.  The high and low list prices were down over 3% since last month.  The average list price was down slightly over 4% since last month, but was up 3% since last year.  It is important to remember that list prices are suggestions.  True market value can only be found in the sold column.

There was one Victory Lakes single family home under contract when September ended.  That's one more than there had been at the end of August.  Since there was only one home under contract, we'll just take that value and compare it to last year's average.  The increase is over 1.5% year to year.  And when comparing the marketing time, it has gotten 47% longer since last year.

Unlike August where there were five Victory Lakes single family homes sold, none made it to the settlement table in September.  Unfortunately, that means we'll need to wait until the next Victory Lakes Single Family Home Report to investigate the trends.

We are seeing a little waning of prices in Sacramento but they are stil pretty level and haven't moved much. It's just a normal market and very seasonal.

Elizabeth:  I'm thinking we may see more decison-makers out snatching up homes after the mid-term election.  The suburbs of DC get nervous before an election.
