There were 7 unit sales in September. This is down 12.5% from 8 in September of 2013. Sales/list price ratio in September moved down to 102.8% from 106.6% in August. 

 

Prices
Median price in September was $875,000. This is up 25.4% from $697,500 in September of 2013. This is the highest median price has been since December, 2013. 3-month median price of $788,250 in September was up slightly from $710,000 in August and up a little from $712,500 in September of 2013. Price per square foot in September was $421. This is down from $444 in August but up from $366 in September of 2013. 

 

Inventory
Inventory this month is 29, the same as last month. New listings of 7 in September were up substantially from 5 in August and way up from 3 in September of 2013. Months of supply this month is 5.4, the same as last month. On a year-over-year basis, months of supply has been rising for 5 months. This is the highest months of supply has been since June, 2013. 

 

Market Time
Days on market of 52 in September was up somewhat from 40 in August but down considerably from 139 in September of 2013.

There were 10 unit sales in September. This is up 900.0% from 1 in September of 2013. Sales/list price ratio in September moved up to 97.4% from 94.3% in August. 

Prices
Median price in September was $277,375. This is down 55.6% from $625,000 in September of 2013. 3-month median price of $257,250 in September was way down from $750,000 in August and down considerably from $617,500 in September of 2013. Price per square foot in September was $290. This is up from $193 in August and up from $223 in September of 2013. 

Inventory
Inventory of 23 in September was down 4.2% from 24 in August but up 228.6% from 7 in September of 2013. New listings of 3 in September were down substantially from 5 in August but way up from 1 in September of 2013. Months of supply of 16.2 in September was down considerably from 36 in August but up substantially from 5.3 in September of 2013. This is the lowest months of supply has been since September, 2013. 

Market Time
Days on market of 142 in September was way up from 76 in August and up considerably from 118 in September of 2013.

Hastings-on-Hudson has some of the nicest views and one of my favorite restaurants, Harvest on Hudson.  Amazing that the list to sales price is over 100%.
