LIAR LIAR ...Mr. Home Buyer!

 Actually, this is about a Home Seller OR a Home Buyer, or anyone involved in a REAL ESTATE TRANSACTION  but I needed a word to rhyme with LIAR….  LOL! LOL!

No matter what, all who are involved in a real estate transaction have responsibilities.  In my book, there are two types of lying2)  Changing information that is false and 2) Leaving out crucial information.   Lying by Ommission.  

In order to carry out a lie, it takes so much energy to back up one lie.  One will have to constantly take notes or try to remember what they said to any one person but bottom line:   IT WILL COME OUT IN THE WASH! 

BROKEN CONTRACTSMy understanding is that if we travel through life with good morals, values and beliefs then it is no problem to carry out a task. There are no cutting corners in personal OR business relationships.

We have choices. In the Real Estate Industry there are no ifs, ands or buts. I will pass on the information and services I provide…and what I can do for my clients. The biggest part of my service is to give sound advice from what they are telling me that they need.

Please don’t leave out pertinent information that could be detrimental to the sale or purchase of your home.   It could make the difference of closing your sale.  If you bought a car during the course of your home loan process it could mean that your additional large purchase will not get you a home loan.  If you are a home seller, you cannot leave out information like a bankruptcy, not paying your maintenance fees and so on. I guaranty that there is an additional lien on the property from the Homeowner’s Associaton.

This market is the hardest one I have ever worked to get a transaction to closing. Maybe these situations before me are just tests. Regardless of the hardships that have fallen at yours or my feet, it behooves me to show you the right way to meet the common goal. CLOSING A TRANSACTION.

If you expect me to give you the best service, then do NOT stand in my way of giving the best service that I can.  My clients NEED to tell me the whole truth and nothing but the truth regarding their circumstances. 

 

DISCLOSE EVERYTHING….

Because it will make the difference….

Of closing your sale (or not)

I know one thing….

I will always sleep well at night.

Hi Celeste, I was working with buyers couple of months ago whom I showed many..many homes to before we found "the one". They were pre-approved, we we wrote an offer which was accepted only to find out just about a week before the closing they didn't disclose all the information on their loan application which of course came out. Just a waste of time...In a real estate transaction, buyers and sellers can't really hide anything.

Beth:  No one can hide, leave things out, lie about anything in a transaction. If we take a look at agents, escrow and loan officers, home inspectors and basically everyone in our industry....none can leave anything out or fabricate what is supposed to be truth.

Sally,  That (disclose everything) has been my business practice for over 15 years. If I am not sure about something, I will tell you and find the answer before we proceed... (We are always being tested in life and business!)

Celeste "SALLY" Cheeseman funny thing is too some of the things that some attempt to hide don't have to be deal killers if disclosed. When revealed after the fact it tends to sour the transaction.
