More Than Just a Home Warranty
There are so many choices to make when suggesting a home warranty. It's like alphabet soup!! AHS, HWA, HMS, HSA, and the list goes on. How do you choose?
Suggesting that your seller purchase or provide a home warranty with the sale of their home is about peace of mind down the road. How many days will the listing be on the market? Can the homeowner afford to make repairs should something like the furnace or refrigerator stop working? And, what about after sale support from the home warranty company?
In one transaction I sold a home to a buyer. They had a home inspection and everything appeared to work. The refrigerator was plugged in and when opened the light came on. Shortly after settlement I got a call from my buyer that the refrigerator wasn't staying cold. The seller had provided a home warranty so I immediately told them to call the warranty company. A representative came out to the home and upon further inspection mice had chewed through a lot of the components in the back of the refrigerator and it could not be repaired. The warranty company refused to pay because they said it was a pre-existing condition. I called the local representative who went to bat for my client and got the claim covered. If we had not had a local representative my buyer clients would have had to purchase a new refrigerator themselves.
In another situation an agent I know sold a home without a home warranty. After the settlement and several months later the buyers tried to turn on the furnace. They couldn't get it to work. Upon further investigation the furnace was not accessible during the home inspection and the seller had not had it serviced and hadn't used it since the past winter. The seller and their agent split the cost of the new furnace after the fact. If the agent had insisted upon a home warranty with seller and buyer coverage they could have saved thousands of dollars.
