Have you ever wanted to build your own dream home in Ramona or Julian? What to look for when buying land
Ramona and Julian have become a great place to buy land. This is because a lot of the homes that were burned in the Cedar and Witch Creek fires were never rebuilt. A lot of the land for sale have most utitlies still on the property making it easier to build on. Ramona is only 20 mins to Poway and 35 mins to midtown San Diego.
When considering buying land there is a lot to consider:
1.) Water- Is there a Well or City Water? Is there an existing water meter on the property? Water meters can be expensive.
2.) Sewer- Is there a Septic system in place? If not has the property been perked? A perk test will tell you how many bedrooms you can build and what kind of septic system will be required. If the property will not perk you cannot build unless its on City Sewer. Is property on city sewer? If not on city sewer is the sewer line close and what will the hook up fees costs?
3.) Power - These days you can use solar power almost anywhere, but if you dont want the expense of solar call your local power company to come out and do a site visit. They can give you a good estimate of costs.
4.) Set a Fire Marshall Inspection- Your local fire department will have rules and regulations for building, they may require you to install a fire hydrant or a 10,000 gal water storage tank, they may require you to pave the road and widen the road. This can get costly if you are not prepared.
5.) Building Department- They can tell you all about the permit process and fees, there are school fees, transportation fees, and other fees you may not be aware of in your area. They can also help you with the building process.
6.) Zoning- Zoning is huge! Zoning department will tell you want the property is zoned for. For instance one unit or two units, how many horses you can have, and what you use the property for, agriculture.
As you can see there is a lot to know about purchasing or selling land and you need a good Realtor to help you.
