What can I ask for from the seller when buying a home?
Buyers you can ask for the moon but it doesn't mean you get the property at your terms and you may even loose the property to another buyer!
My advice, be reasonable. Look at sold comps and always ask for some closing costs to be paid.
Sellers Customary fees:
1.) Escrow 50%
2.) Free and Clear Title to the property
3.) Termite Report with a section one clearance
4.) Disclosure Reports
5.) Carbon Monoxide Detectors placed
6.) Smoke detectors placed
7.) Selling Agent Transaction coordinator
8.) Septic pump and Certified
9.) Well Cert. This depend if house has city water .
10.) Buyers Agent Commission
11.) Water Heater strapping
Buyers pay for :
1.) Escrow 50%
2.) Alta R Title Policy
3.) Buyers Inspection
4.) Buyers Lending fees and Points.
5.) Buyers agents transaction coordinator
Buyers always get a home inspection!! Buyers this is a great tool to see what you are buying and to ask the seller make a few repairs or offer you a cash credit for repairs noted in your inspection report.
All in all be fair to the seller and the seller will be fair to you. That's been my experience in the 17 years I have been investing and selling real estate.
Work with an agent that keeps an open mind, looking at FSBOs, and craigslist ads, these are where you can find deals other agents are not looking for.
