Home Appraisal Tips

You are excited about the prospect of owning your own home, have put in an accepted offer, have agreed on home inspection items, and are now ready to have a home appraisal accomplished on the house. While there is a degree of uncertainty with home appraisals, going through the process does not need to be a stressful event!

Do you know what a home appraisal is? How it works? Who schedules it? How much a home appraisal will typically cost? What your steps are if the home you want does not appraise? Some buyers do not even know an appraisal is necessary.

     Don't give up without a fight.   I've seen Sellers challenge appraisals (usually with higher comps) and win.

Appraisals can be a confusing thing for buyers.. they want it to be high enough to be able to receive a loan, but then also low for tax purposes. I have a lot of buyers who ask how to appeal their appraised value with the government upon purchasing their new home. Is there any advice that you give or do you just direct them to links?

This is an awesome infographic on the appraisal process and many do not realize they can challenge the appraisal but you are right, you have to have the goods to back it up!

Love this.

While you state "some buyers don't even know an appraisal is needed", let's also agree that's just as true for some sellers.

I tell both sides they need to be concerned and to understand the appraisal process.

This is an excellent info-graphic Anita. I have written a similar article that speaks to what appraisers look at when doing a real estate appraisal and also how to challenge a low appraised value on your home. Most sellers have no idea how they can increase the chances of having a favorable appraisal unless their real estate agent instructs them on what to do.
