Saddle Rock Golf Course Aurora, CO 80016 Market Report 5/12/15 -
Saddle Rock Golf Course in the south east Denver Suburb of Aurora has been a favorite of mine since Open to the publicopening back in 1997. This public course plays more like a private course and the homes that line it's fairways are definitely a step above other nearby courses.

   The average sales price of a Saddle Rock Golf Course home is $660,489 and the average size of these homes is just over 5500 square feet. You would be hard pressed to find a better value in golf course living anywhere in the Denver metro area. There are currently 11 homes available, ranging in price from $474.9K- $869.9K. The Saddle Rock community has a small HOA fee of $280 annually which includes a Clubhouse, Tennis courts, a swimming pool, common greengrounds maintenance and trash removal.I told you it is more like a country club feel than a typical public course.

As of today, there are 4 homes under contract and 8 sold in the past 6 months with an average days on market of 70, although that number is a little skewed because two homes were on the market for 120 & 233 days respectively, the rest all sold in 3 weeks or less, so do not wait if you are thinking of making a move here.

Hey John you are so right about getting the facts behind those numbers when you remove those 2 (likely way overpriced listings) you are listing to contract in appx 2-3 weeks and thats pretty darn fast for that price point!
