To begin with, are you positive you are ready to part with your home and move on? Resistance to moving on is sometimes seen when a person has an unrealistic view of the home’s worth. Nostalgic memories of happy days spent in the home, as well as over-valuing the upgrades they’ve made over the years can cause a homeowner to see their home through rose-colored glasses.

Another sign of resistance to moving on is when a homeowner refuses to neutralize the home prior to showings. Sometimes they argue that they don’t want to change things because if the home doesn’t sell, they will still need to live in it. That is a negative way to start out on selling a home. The decision to not neutralize the home for sale may bring down other’s opinion of what the home is worth or their willingness to buy.

Not seeing the house for its true current value can be problematic. If it’s overpriced, it will sit on the market for months or even years. Not being willing to make changes to the home so that it is more appealing to a potential buyer is also problematic. There are always some changes that should be made prior to listing and showing a home for sale in Bonita Springs.

Prepare Your Home for Sale

No matter how much you’ve enjoyed your home or how perfect you think it looks, when selling your home, it’s important to look at it from an outsider’s point of view. A buyer will want to imagine himself in your space and that can be difficult if it is overloaded with your personal style.

After living in your home for a length of time, your eye can easily become blind to its flaws. You can be sure, though, that a potential homebuyer will notice the flaws. Homebuyers are specifically on the lookout for flaws in a home. The greater number of flaws, the easier it is for them to rule a house out.

Consider Asking for Help

Having an outsider’s perspective on your home is valuable. You can call a friend to give their input, but the unbiased opinion of a professional home stager would be better.

A home stager will walk through your home with you to identify key changes to make. She will comment on areas that should be packed up and stored, as well as suggest what repairs to make. She may also help you rearrange the furniture into a more pleasing floor plan. A home stager often rents or suggests furniture or décor items that will help showcase your home and boost its appearance.

Preparing to sell starts with a decision, followed by action. In order for you to move forward with your home’s sale, consider these tips on how to prepare a home for sale in Bonita Springs. Each comes with a suggestion to help you take a step towards making your sale.

Home Selling Tips

I will detach myself from my home in order to neutralize it - Sometimes it is easier to detach yourself if you’re excited about where you’re headed. Shop for your new home. Get excited about an approaching change.

I will remove excess clutter and items of over-personalization - While it is usually advised that some items be given away, some people find it less intrusive to merely pack up their favorite treasures and put them into storage for the duration of the house showings. Ask a friend for temporary use of their garage or basement, or rent a storage container.

I will address flaws or ask an outsider for their opinion - It’s only worth focusing on flaws if you plan to do something about them. Make a list of the flaws and search for help in solving them. You can hire a painter, carpenter or plumber instead of trying to do the work yourself. Otherwise, be willing to accept a lower price to reflect the home’s condition.

I will consider using an outside home stager or the showcasing services of my realtor - It’s up to you to decide how much you will permit an outside person to tinker with your property. If they do this regularly, their skills may be invaluable to you. Many homes sell faster after being staged or showcased, and often sell for higher than the asking price. It’s up to you to decide how much you’ll spend on this type of service if you choose to use it.

If I decide not to do any of the above, I will price my house accordingly - Many other home sellers will have upgraded their homes or enlisted the services of a home stager. Your home will need to compare if you want to price it similarly. Otherwise, be prepared to price it lower. You may still do very well as many people will be interested in a lower priced house.

How to prepare a home for sale

Of course, your home is special to you. You wouldn’t have purchased it in the first place if you hadn’t been attracted to something about it. When it’s time to move, though, it is time to say goodbye to it. Neutralizing it will help a buyer see its best features and potential, which will motivate him to make you the offer you’re looking for.

Good morning Kris.  Yes it is many times very difficult geating a seller to release the personal side of their house when selling.  A must do though.  Mark
