It is a SHAME to make a borrower pay for a re-inspection of their home just because a CO alarm has not been installed. Safety is a key component of an appraisal. Carbon Monoxide Alarms & the Law in Washington State posted by the City of Vancouver gives the exact requirements. "The seller is required to equip the residence with CO alarms before any other person legally occupies the home." Your realtor should be on top of this but a home FSBO may not be.
Appraisal companies charge in the neighborhood of $150 to re-inspect so I have decided to provide my clients with a heads up when I first meet with them.
My message goes: Make sure the home you are looking to buy (or sell) has a CO alarm. You and your famly deserve that extra protection from possible harm plus it is the law. They cost less than $50 AND....they are easy to install. A re-inspection can be avoided. The alarm can save you money and possibly your life!
