New home builders aren’t usually too anxious to negotiate the purchase price of a home. Builders know the exact cost of the home they are building, the upgrades that they are offering, and the minimum profit they will accept. For this reason, the price of a newly built home is usually pretty set.
I’m not saying that you shouldn’t even try. There’s always something to be negotiated. First, I would hire an experienced realtor whom you are comfortable working with. Your realtor can provide you with price points of both new and existing houses in the area. Though newly built homes are extremely enticing, the cost per square foot of slightly older resale homes is usually considerably less. Moreover, they usually have window coverings and landscaping which are often not included with new builds.
Instead of focusing on the sale price of the home, a better option is to negotiate the price of the upgrades or having the builder cover a significant portion of the closing costs.
If you’re set on purchasing a new build, that’s great! Before walking into the sales center, I recommend hiring an experienced realtor who knows how/what to negotiate.
