3rd quarter 2014 Charlotte, North Carolina metro area home sales are still on an upswing, continuing the positive trends we've seen all year. Home buyers are finding the housing market increasingly competitive with lots of properties seeing multiple offers. Buyers looking for a bargain are "hard pressed" these days to find one. Meantime, home sellers are seeing their homes sell quickly and at top dollar.
The key metrics in three of the most populated and in-demand counties (Mecklenburg, Union, York) in the Charlotte region all had excellent results during the 3rd quarter 2014. Namely:
Mecklenburg County, NC (where Charlotte City is located):
- Average Sale Price: +3.5% versus one year ago.
- Inventory of Homes for Sale: down 13.4% versus one year ago.
- Closed Sales: +4.3% versus one year ago.
- Months Supply of Homes for Sale: 4.1 months, down 16.4% versus one year ago.
- Average Days on Market: 59 days, down 24.2% versus one year ago.
Union County, NC:
- Average Sale Price: +4.1% versus one year ago.
- Inventory of Homes for Sale: down 9.2% versus one year ago.
- Closed Sales: +14.3% versus one year ago.
- Months Supply of Homes for Sale: 5.6 months, down 14.2% versus one year ago.
- Average Days on Market: 69 days, down 27.9% versus one year ago.
York County, SC (where Fort Mill and Rock Hill are located):
- Average Sale Price: +6.9% versus one year ago.
- Inventory of Homes for Sale: down 6.4% versus one year ago.
- Closed Sales: +16.3% versus one year ago.
- Months Supply of Homes for Sale: 6.4 months, down 22.7% versus one year ago.
- Average Days on Market: 75 days, down 28.3% versus one year ago.
