Home Seller's Tip - Focus On The Kitchen!

The kitchen is arguably the most important room in the house when it comes to maximizing appeal to potential buyers. Many buyers will immediately eliminate a house from consideration if they don't like the kitchen.  And even if they do decide to make an offer, a less appealing kitchen will give them more reason to offer a lower price for the house.  That said, it's extremely important for home sellers to make their kitchens "pop" as much as possible.  Aside from making sure the kitchen is spotless and the counter tops are clear, here are some other ideas to help maximize the appeal of your kitchen. 
 
  •  Update the kitchen faucet set.  Make sure the faucet matches the decor of the kitchen
  •  Replace cabinet doors and hardware. 
  •  Paint the cabinets.  Make sure you use the proper paint for this project.  Otherwise they will look worse than before you started.
  •  Update the appliances.  If you do this, make sure they all match.
  •  Upgrade your counter tops.  Make sure your upgrade makes sense for the price point of the house.  Also, make sure they match your cabinets and decor of the kitchen.
  •  Take out the Linoleum and add tile or hardwood floors.  If you already have hardwood floors, then refinishing them with a new stain that matches the kitchen's decor would have the same effect.
  •  Open up some walls.  Most of today's buyers prefer an "open kitchen".  This tends to be a more costly renovation, so make sure you're getting out what you put in before tackling this project.

Good tips!  Clean the kitchen, update the appliances, new counter tops and new paint can make or break a first impression.
