Last month I added Mansfield MA to my list of monthly market reports. Mansfield has become increasingly popular with many of my Canton and Sharon buyers as a more affordable alternative, without giving up amenities like excellent schools, accessibility to the commuter rail and availability of outdoor and cultural opportunities.
Octoer 2014 saw an increase in sales in Mansfield compared to October 2013. As we enter the late fall, real estate activity tends to slow down as people prepare for the holidays and hibernating during the cold weather. However, buyers still are out there looking and homes continue to sell.
Average salaes price for October 2014 were down slightly from last year. However, if you look at the average sales price for the past three years, prices have remained pretty steady and continue to be higher than in 2010 and 2011.
What does this mean for the Mansfield MA Home Buyer? While prices remain competitive in Mansfield and other markets, the slowdown of the fall months means it could be a good time to get a good price on the home of your dreams. With rates still low, it is a good time to buy.
Located just south of Sharon and over the border into Bristol County, Mansfield is only about a 15-25 minute train ride to Providence, RI and about 30-40 minutes by commuter rail to Boston. With some express trains originating out of Mansfield, the train ride can be even shorter at times. Located right along Routes 95 and 495, commuting by car is also a convenient option.
With a high school that was listed in 2014 by both US News and World Report and Boston Magazine as being one of the Top 50 High Schools in the State, it's no wonder that home buyers are realizing that Mansfield is a viable choice as a place to live.
In addition to access to local cultural offerings, Mansfield also offers great outdoor recreational opportunities - whether it's enjoying Fulton Pond located right in the downtown or exploring the Great Woods Conservation Area.
