Make Your Real Estate Marketing More Effective
I was reading something on classified ad marketing strategies and believe many of the concepts would tranlate over well into all types of real estate marketing, inclucing flyers, social media marketing, banner advertising, MLS descriptions, websites and more. Lets think of everything we do as an ad, and every ad should have the following components.
Component 1 - Every ad must have a headline, and it should be an attention getter. Your headline has one purpose and that is to get your ad read, period!!! A few examples that work well are "Zero Down", "Must Sell Now", "Easy to Buy", etc...
Component 2 - Promote the property as a bargain. People are always looking for deals. Trust me, I know. There have been countless times when stuff showed up at my house because it was on sale. The same is true in real estate. people like deals. Even today, some of my most effective ads involve short sales and bank owned homes.
Component 3- Promote the affordability of the home. Get together with a lender and have them provide you with 2 or 3 financing scenarios hsoing various payments with various doen payments and loan programs. People do shop for homes by payment, even though a home is sold with a sales price. People can relate to a monthly payment much easier because most buyers already have some kind of monthly living obligation.
Component 4 - Promote the benefits of the home and not just the features. All homes have bedrooms and bathrooms. Not every home is within 10 minutes of the beach, or within walking distance of the elementary school. These are little things that can help a potential buyer look twice and see themselves living the lifestyle and not just moving into a home.
Component 5- Make an offer in your ad. Sometimes including a free report on the "6 Secrets to Saving Thousands on Your Next Home Purchase" just might be enough to get them to contact you and request more information on the home that interests them..
Component 6 - Present a very specific, time sensitive call to action in your ad. Some easy examples are, "Call Now", "Call Before it is Gone" work well.
Component 7 - Create a sense of urgency. many people will procrastinate and put off until tomorrow what they should do today. I do it all the time, unless I feel as though I may lose something valuable as a result of waiting. This same concept applies to your advertising.
These were all concepts presented in a report from Agent Inner Circle speaking specifically about classified ads. I believe there are so many advertising mediums where your ads could benefit. Try them out. Let me know what you think.
