Where are you fishing for Real Estate listings?
About two weeks ago Chris Sylvada wrote a featured post Fishing for Listings. What's on your hook?. Unless you are a Exclusive Buyer's Agent which many real estate agents are,you are always looking for ways to generate listings leads.
In this blog he said "Getting listings is just like fishing! If you want to list new properties every single month than you’ve got to be the first one on the water and you need to increase your chances of hooking up by using multiple lines and targeting different species." Chris is absolutely right. But what I want to also mention is that you can have a fishing hook and a bait. But if you are fishing where there is no fish then you are not going to catch no fish. Let me repeat that statement so that it can really sink in "If you are fishing where there is no fish then are not going to catch no fish. So if you are spending your marketing dollars in a subdivision or neighborhood where there is a very high turnover ratio,then chances of you generating listings in that neighborhood or area are very slim if none at all.
Just like there is a big reason why some people catch many fish when they go fishing and while some people don't catch no fish after fishing for a long time. Guess you can say the same thing as far as while so many real estate agents generate many listing leads and some don't get none at all. Now I am no fisherman. But one thing that I do know is that people who have had success catching fish go fishing at a place where there are a lot of fish.
Where are you fishing for Real Estate Listings? That is a great question. With less than 60 days left in this year,it's time when you start looking at things you need to do to improve your business and start 2015 on the right track. I haven't had much success fishing with real estate listings myself. But many real estate agents I have heard have had success using a tool called Listings to Leads to generate listings leads. But it is not just the tool that has helped many real estate agents generate the listings. It is the bait that has helped them generate listings leads. So want to know what the bait many of them use? I'm glad you asked.
Many of you won't be surprised but many real estate agents have said that they are generating listings leads on Facebook. Why not? Think about it. Facebook has what 1.67 billion members and 600 million people log on to Facebook every single day. That's a lot of members. And I know many of them are potential home buyers and sellers in your local real estate market. I wrote a blog about this. Want to generate Seller Leads using Facebook Ads. But in my blog I also included two very important blogs if you want to make sure your marketing dollars is spent wisely on Facebook-So please read those two blogs. I have read and still reading articles and blogs on Marketing on Facebook. You have to know your demographics-It is a must. If you don't know the demographics that you are targeting is like flushing money down the toilet.
One thing I am about to start doing soon is use Facebook Ads to advertise my blogs on my Facebook Business page. Example: if I write a blog called "Bowie MD 20721 Real Estate Market Report,I will include the link of my outside blog and target on Facebook Age: 35-49,College Graduate,Income $125,000+,Homeowners in that specific zip code. Now Bowie MD zip codes are 20715,20716,20720 and 20721. But instead of just saying Bowie MD,I will just target zipcode 20721 so that may market dollars can go a long way and improve my chances of getting my message across to homeowners in the zipcode 20721 who are likely to sell their house soon. I hear your blogs or post only reach 60% of your followers/friends when you post your blogs on your personal or business page-Sorry I can't remember which one. But it is a reason why Facebook get people to spend money on Facebook Ads.
Also many people are saying you can advertise your services to Divorce Lawyers,Probate Attorneys and FSBO's on Facebook for listings leads. Also I think if you are looking for vendors like say Title Companies and Loan Officers,Facebook I think will be a very good tool to spend your Marketing Dollars. And some also are using Facebook Ads to generate home buyer leads as well. So where are you fishing for real estate listings? Please share what you are doing.
