In my previous post I shared a floor plat of a 20x40  800sf 2 bedroom 2 bath fully contained interior spaced . "Granny Flat". In this I'm going to show you a Factory Built HUD Manufactured Doublewide 20x40 800sf Granny Flat but with a factory built deck included. 

 

 

Not everyone is a handy man nor do they want to be. So for those of us who would prefer to let someone else do the building while we contend with other responsibilities or pleasures here's a floor plan with a different twist. A built in deck.

 

However, please bear in mind that this approach while easier for you as the owner/tenant/resident you what you gain on outside and airy openness will result in a net loss for you on interior living space. 

 

This is OK for those who like the outdoors and wish to minimize their interiors living space. But do bear in mind that you will not have all the interior space you desire which when the weather is not cooperating can become somewhat cumbersome, cramped and confining.

Less is more and the use of space is as critical as the actual floor plan, house dimensions right?

Hi John -- while not a lot of square footage the floor plan works in my opinion -- good closet space and that deck can really enhance the indoor-outdoor appeal of a home which in our area is very important.

Andrew Mooers Spot on. But the best way to do this in my opinion would be to max our the interior floor space and site build a covered deck for optimal optimal-maximum sf.

Michael Jacobs Yes, however, as I told Andrew I would personally prefer to add the deck on on site in order to relize the maximum sf potential as many building and zoning juristictions in Cali only allow 750sf max liviable interior space. So why eat up all that extra space with an outside deck?
