I recently received an email from a very sweet homebuyer. She was very thorough and told me that they were renting and that they hadn't talked to a lender yet. Bottom line was she wasn't sure when she and her husband should start looking.
She didn't give me a phone number which sometimes means they prefer email so I responded. AND it was a very (very) long response.
LOCATION, LOCATION, LOCATION - It shocks me how many people don't research their location before they want to view homes. Do you want a home close to the expressway? Do you hate cul-de-sacs? Are you OK living on a corner lot? Do you work close by or have family or friends? Is there a railroad close by? It amazes me how many times I pull up with buyers and I hear "Oh, I really don't like backing up to a major road" or "I didn't know the house had a pond behind it which I don't like at all." I want to scream at them! LOL! It's wasting our time and the sellers who left the house for us to view their home. No matter how much you like the house inside, you already have a negative impression that is hard to overcome. I tell people to go to www.googleearth.com and view the home and know the location BEFORE getting in a vehicle.
