Why winter is a great time to sell a home in North Idaho.

I often hear from people that real estate must be slow in the winter.  Typically though, December is historically one of our busiest months for home sales in North Idaho.  

 

1. Many people pull their homes off the market during the winter months so there less homes on the market and it creates a feeding frenzy among buyers.

2. People often need to buy there home before the end of the year for tax reasons and 1031 exchanges.

3. Never underestimate the mile stones.  People like to buy a new home for Christmas.

4. Job changes often happen in January and people need a place to live.

5. Buyers often wait until what they perceive will be the slow season to get the best deals.  

6. Some buyers will wait to the winter months when buying in a new area just so they can see it at its worst.

7. We get alot of people that travel to Idaho for the ski season at Schweitzer.

8. Many people travel to North Idaho to visit family for the holidays and they fall in love with the area.

 

Right now for homes we are in a sellers market.  Home that were priced right went over list price because we had bidding wars on just about all of them.  If you have been thinking of selling, right now is a perfect time to sell your home.
