Does this House SMELL?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

If you want the Hard truth, ask a Child. One of my Buyer's called asking to see a new Listing. The whole family would be coming. They are old fashioned, straight forward, well mannered and tell you like it is. Their kids don't have cell phones, ipods or video games. They are very creative and like the "old days", make up their own games to entertain themselves. Today everything the girls would day, they said was in the form of a rhyme.

We were greeted by the sellers which was a surprise. They said their listing agent didn't care of they were there or not. They should have been told the buyer might be. We entered the home. The Seller followed close behind us. the home was well kept, well decorated but in simple terms it smelled. It wasn't long and the seller asked over and over if they were going to buy it. They talked money and boasted how good their home is.

The girls were well behaved but continued in their entertaining limericks and rhyming to follow. The seller not getting a response from the buyer they wanted asked the young girls if they wanted to move here. The girls in unison said Roses are RED, Violets are BLUE, Your homes SMELLS just like YOU pointing at the cats.

The seller than spend the remaining time telling us their home did not smell. The buyer has their own cats so they were not offended as many buyers may have been. The kids kept up the cat rhymes leaving me with "the cats smell like poo but we like YOU."

While they are thinking about that home, I leave you with my now "infamous" fact, There is a RIGHT WAY in order to Buy or Sell a home. Many Home Buyers and Sellers may not know there is a difference between Agents.

You should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST, not just the biggest Real Estate Agent or Broker.

By using a philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process, I can help you find your dream home .

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be. NH Home owners should contact me now.

IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

Good morning Scott. You're right ... What's that old saying, "Out of the mouths of babes."  It will ring true each time.  Smells do matter when trying to sell a home.

Sometimes sellers become descentsitized to the odors in their own homes.  They might want to ask a third party to be honest.

CATS are always an issue unless you have a seller that clean out litter box everyday . Even twice a day. And it always seems to me the sellers become nose blind to it.

Sally and David that is the sellers problem, you cant have a passive person when it comes to listing, you have to be involved and head these things off.

We have no pets so I can smell one even on the front porch. I wouldn't buy a smelly house. It just wouldn't happen.

Cat odor has killed many sales. Roses are red, violets are blue, if you like the odor of poo, this house is for you.

Hi Scott - Leave it to the kids to speak the unspeakable. And leave it to clueless agents to not care if their sellers are present to ruin a showing, although the smell probably had a greater role in doing that in this case.

Scott that was hilarious! Hopefully you were able to close the house despite the smell. Children are often brutally honest.
