Homes for Sale in Sharon MA Selling Strong!In Sharon MA Many Homes Are Selling Above List Price

Home Sales Information Since Jan. 1, 2014

Since January 1, 2014, 168 Single Family Homes have sold in Sharon MA.* Of those, there were 53 homes that sold at, or above, list price. The average sales price of these 53 homes is $521,169. This is a reflection of the strong Sellers' Market in Sharon MA, which means there is not enough inventory to satisfy buyer demand.    

While 14 of these 53 single family homes sold at list price, 39 homes in Sharon MA sold ABOVE list price! The highest of these was Stoneholm, Stoneholm was sold to a developer in Sharon MAa mid-19th century stone mansion of 6,882 sq. ft. and 1.87 acres which sold for $451,000 ABOVE the $1,349,000 list price. This gracious, property, which is listed on the National Register of Historic Places, was sold to a developer who has subdivided the property and built four, 4-bedroom Colonials around the mansion.

The median amount offered above list price was $5,500. That means that 22 of these homes had accepted offers ranging from $7,000 to $50,100 above list price (not including the highest amount already mentioned in connection with the sale of Stoneholm).

When a house is priced correctly, within its market value range, it will attract more buyers and more offers. When a multiple bid situation occurs, the offer prices are usually bid up above list price. 

Houses that are overpriced don't sell even in a sellers' market!The total number of single family homes sold so far in 2014 in Sharon MA had an average List Price to Sale Price ratio (LP:SP) of 99%.with an Average Sales Price of $535,925 and an average of 34 days to receive an offer.

What Does This Mean For Buyers?

This makes it more difficult for buyers to buy a home in Sharon MA. The number of newly listed homes on the market has been decreasing since September where there were 50 homes listed for sale. As of November 12, there are 36 single family homes listed for sale, compared to 1 year ago when there were 43 homes on the market. The median list price one year ago, on Nov. 12 was $634,000. Today, the median list price is $698,500.
