Richmond Highlands is in the "heart of Shoreline".  There are myriad nooks of well-kept homes of all sizes, many of them on quiet cul-de-sacs. Yet this neighborhood is close to shopping, schools, and public services.  A highly walkable and bikeable area, it is nestled between Aurora Avenue and the Interburban Trail on the east, and Puget Sound views to the west.  It is bisected east to west by 175th street, for a quick jump onto I-5 and the neighboring city of Seattle.  All in all, this is a well-loved destination for families who value a quality neighborhood life, yet also appreciate the proximity to work, play, shopping and cultural enrichment both in Shoreline and Seattle.

What's the Neighborhood Like?

The homes you would expect to find for sale in Richmond Highlands generally range between 1000 and 3000 square feet.  The smaller houses start with mostly 3 bedrooms and 1 to 2 baths while, at the large end, there are many with 5 bedrooms and up to 3 baths.  Lot sizes range from 6,500 square feet up through a quarter acre or more.  Most of these homes were built in the 1950s and 60s, with some newer construction in pockets. Many of the original homes have had updates and it's not uncommon to find homes that have additions, including second floors. Some things you'll notice as you tour the neighborhood - an abundance of trees and gardens, and people outside walking, gardening, or on bicycles.  You will also catch occasional views of Puget Sound and the Olympic Mountains.  [Right click to open the map in a new window to enlarge and see more detail.]

What's Going on Nearby the Richmond Highlands Neighborhood?

The quiet neighborhoods of Richmond Highlands are very convenient to shopping and cultural centers of Shoreline, as well as the major connectors I-5 and Aurora Avenue for anyplace else you wish to go.  Over the past 10 years, the Shoreline section of Aurora Avenue has undergone major modernization, and this heart of shoreline continues to be revitalized, with a new City Hall and community center, an expanded and improved Interurban Trail, and parks improvements.  On Saturdays, Richmond Highlands hosts the Shoreline Farmers Market in the City Hall parking lot.  See all the stores, restaurants, churches, and everything else in and near Richmond Highlands on our website.

  • Trader Joe's is coming to Town!  They will be moving into the old Top Foods store on 175th and Aurora, right near Richmond Highlands, and opening up in 2015.  This will be a huge TJ store with over 10,000 square feet.
  • Fred Meyer - your one stop shopping center on Aurora in Richmond Highlands at 185th
  • Aurora Village - just north of Richmond Highlands, featuring Costco (including gas), Home Depot, PetcoFedexOffice Max, and many other favorite shopping needs.
  • Central Market - just south of Richmond Highlands, along with many other shops in the same center
  • Safeway and Joanne Fabrics - just south of Richmond Highlands on Aurora Avenue
  • QFC - just across Richmond Beach Road from Richmond Highlands at 8th Ave
  • Sky Nursery - just north of Richmond Highlands, is a huge and well-stocked gardening resource

Parks and Recreation Facilities within Richmond Highlands Neighborhood:  

  • The Interurban Trail - allows bikers, walkers and rollers to travel through Shoreline and as far north as Everett along this safer and far more pleasant and beautiful corridor.  The Shoreline section was completed, rebuilt and improved in 2004, including trail bridges over Aurora Ave and 155th St.  Trail improvements continue in Lynnwood and Seattle.
  • The Park at Town Center - features grass and outdoor art along the Interurban Trail between 175th and 185th
  • Richmond Highlands Recreation Center - baseball fields, facility, gym, teen & tween programs, classes for everyone
  • Sunset School Park - a retired elementary school, it has ball fields, including basket ball and tennis courts, and a playground.  And yes, it faces the sunset
  • Highland Ice Arena - offers public skating, lessons, ice hockey, and facility rentals

Parks and Recreation Facilities within 1 mile of Richmond Highlands Neighborhood:  

  • Boeing Creek and Shoreview Park88 acres of beautiful forest with huge oldgrowth trees, trails, streams, and wildlife immediately next to Richmond Highlands Neighborhood in Shoreline to the SW.  This is one of my favorite walks in Shoreline.  There is an off-leach dog park at Shoreview Park.
  • Richmond Beach Saltwater Park - This is the real "shoreline" in Shoreline - a spectacular beach and bluff park right on Puget Sound - with veiws of the Olympic Mountains, islands, shoreline, wildlife, bird life, and superb beach combing at very low tides (complete with volunteer naturalists).  An outstanding venue for family picnics and special events, there are three reservable shelters (one on the beach and two on the bluff), and other picnic and playground facilities.  At low tide you can walk contiguous public beaches as far south as Golden Gardens in Seattle.  The bluff trail at the top provides a sweeping perspective of the sound and the Olympic Mountains.  The Richmond Beach bluff stairs are a famous exercise venue, complete with interval exercise stations along the route, and a "lap" counting station at the top.  There is even an off-leash dog park in off-season months on the south part of the beach.
  • Dale Turner YMCA - This state-of-the-art facility (new in 2008) includes a large gym, pool, climbing tower and endless group fitness classes and youth programs
  • Echo Lake Park - also recently improved, with access to the lake for small boats and fishing
  • Shoreline Park - just north of Shoreline Center with numerous ball fields, tennis courts, and some forest with trails
  • Spartan Gym - community gym and weight room facility.  Also hosts many Shoreline Parks and Recreation classes for children and adults.
  • Shoreline Pool - a public pool that offers a robust schedule of recreation swims, swimming lessons, and a variety of water exercise classes
  • Innis Arden Reserve - forested open space with trails and Puget Sound and Olympic Mountain views on the bluff over the sound.
  • Cromwell Park - completely restored, re-landscaped and rebuilt in 2010.  Also has a reservable shelter
  • Ronald Bog Park - with a tree arboretum and pond filled with wildlife

Community Resources and Facilities in or near Richmond Highlands Neighborhood:

  • Shoreine Civic Center/City Hall - Built to LEED Gold standards in 2008-09, this new, state-of-the-art facility not only efficiently houses the City Council, offices and neighborhood outreach programs, it also provides a central location for community member gatherings, meetings and events.
  • Shoreline Center - the former Shoreline High School, and also once housing part of the city government, this large facility now plays host to countless events, classes, meetings, games (in the stadium or the gym) and performances (in the large performing arts hall or other rooms).
  • Northwest Hospital is just 3 miles south of the neighborhood (my favorite emergency room), with many other medical, dental and vision clinics nearby. 

Annual Special Events in Shoreline and Richmond Highlands:

  • Celebrate Shoreline - the city's annual birthday celebration (Shoreline incorporated as its own city in 1995), with music, family entertainment, arts, food, car show and beer garden.
  • Shoreline Arts Festival - a summer celebration of the arts - visual, musical and performing, with local artisans, opportunities to participate for all ages, entertainment, and food.
  • Northwest Solar Fest - an exhibition of renewable energy technologies hosted annually at Shoreline Community College, which provides a cutting-edge Clean Energy Technology Associate in Applied Arts and Sciences degree
  • National Night Out Against Crime - Every year on the first Tuesday evening of August, in neighborhoods all over the country, families take to the streets with their barbecues.  The City of Shoreline is very supportive of these festivities - which brings neighbors together to become acquainted and to collaborate on local safety
  • Plus many other local arts, entertainment, recreational and educational events the year-round

 

What Schools will the Kids Attend?

The award-winning Shoreline School District is one of the top reasons families move to Shoreline (US News Best High Schools, Washington Achievement Award).  Shoreline School District's Great Schools rating is 8 out of 10.  Compare with 6 out of 10 for both Seattle Schools to the south, and Edmonds District to the north.  If you buy a home for sale in the Richmond Highlands neighborhood of Shoreline, WA, Elementary students will likely attend Highland Terrace Elementary School (some will go to Meridian Park Elementary).  Public middle schoolers go to Einstein Middle School, and the oldest students attend the brand-new rebuilt Shorewood High School, with it's top-notch science, math, and performing arts programs.  

Private school options in and close to Richmond Highlands in Shoreline Washington include Lakeside School (middle and high school), Kings School (middle and high school), St Luke School (P-8), The Evergreen School for gifted students (P-8), and Pacific Learning Center NW (students with disabilities).

For Higher Education, Shoreline has its own innovative Shoreline Community College.  Edmonds Community College is 4 miles north.  The University of Washington main Seattle campus is 8 miles south.  Both I and my son are UW alumni.
