Home Warranties

I always purchase a Home Warranty for my Buyer/Seller. However, after much discussion with fellow agents, I wonder if this is a good investment. Some agents say the Buyer/Seller never remembers who purchased the Home Warranty. In a roundtable discussion I participated in recently, we discussed having magnets made with our names on them reminding them who purchased the warranty and a place to write in the contract number.  I would be interested in hearing what others have to say.

I think home wararnties are a great thing.

I always encourage my buyers to try and negotiate on into their offers to purchase and my seller to offer one with their home to make it stand above the crowd.

The warranty company I use sends me a post card each time one of the transactions I've been involved with uses the warranty. It's a great time to follow up and make sure everything got fixed and say hi.  This lets you make a contact in a very positive, caring light and also give you the opportunity to say: "Oh, by the way, know anyone thinking of buying or selling???"
