"What the Hell is This?"

bad electric panel"What the Hell is This?"

Those were the words I spewed when I saw that electric panel while showing a really nice house that an investor flipped. I am not a home inspector but I know that is a bad electric panel.

It was really disheartening to see because the rest of the house was beautifully redone inside including the front porch. The yard needed help but that is minimal.

Then we proceeded to find the heating system and this is what we found:

old heating system

Seriously? This was the worse house flip I have ever seen. Most I see have new heating/A/C systems and updated electric panels. Although the electric was on in the house, the water was turned off and maybe that is a good thing. But, you cannot do a proper home inspection with utilities off. If a buyer has to turn the utilities on for a home inspection, it will cost them close to $800.00 including the cost to hire a home inspector.

For those of you that want to flip homes, do not take shortcuts. For those that flip homes, stop taking shortcuts. It will cost you more in the long run because that house you flip will be on the market a long time like the one I showed.

What a great post! And do people not think the buyers will notice - or that they will not get a home inspection? Go figure!

Hi Roger, Yes I was. I almost dropped the F bomb but wanted to be a little nicer about it.

Wow, that is quite a sight to see. At least it can be corrected by a professional Jackie.

Good morning Jackie,

That is why I am picky about the "flippers" I am listing and buying with.

Make yourself a great day.

Wow! I love when ActiveRainers share these kinds of pictures. That was I know I'm not the only one seeing such sights. It's a shame the "flipper" didn't spend the time and money on the systems of the home.

Hi Tom, yes it can but the seller should do it.

Hi Raymond, I don't blame you. I would be too.

Hi Dana, I find that most flippers will update the electric and heating system. It is obvious this one is trying to get the most for their money. Unfortunately, this house has been on the market so long and have done a few price reductions. This one will sell for less money than they have anticipated.

Hi Donna, it is a shame. Such a nice house too.

For a minute there I thought I was reading a Jay Markanich post.  If there's danger in the wiring or HVAC, he'll find it.

Hello Jackie, I actually had to laugh when I saw "What the hell it was" that I was looking at!" I don't think you can even call that at an electric panel...certainly not with a straight face. It's even more amusing that the seller thought that would pass inspection!
