"What the Hell is This?"
Those were the words I spewed when I saw that electric panel while showing a really nice house that an investor flipped. I am not a home inspector but I know that is a bad electric panel.
It was really disheartening to see because the rest of the house was beautifully redone inside including the front porch. The yard needed help but that is minimal.
Then we proceeded to find the heating system and this is what we found:
Seriously? This was the worse house flip I have ever seen. Most I see have new heating/A/C systems and updated electric panels. Although the electric was on in the house, the water was turned off and maybe that is a good thing. But, you cannot do a proper home inspection with utilities off. If a buyer has to turn the utilities on for a home inspection, it will cost them close to $800.00 including the cost to hire a home inspector.
For those of you that want to flip homes, do not take shortcuts. For those that flip homes, stop taking shortcuts. It will cost you more in the long run because that house you flip will be on the market a long time like the one I showed.
