5 Trends In New Home Designs And What They Mean To You

You want to buy a new home.  

Some home builders are building the same old designs they have been building for 30 years.  Others are building homes with 21st century features that are inspired by the wishes and wants of young buyers.

Take heed of the list of 21st century new home features some new home builders are incorporating in their new designs.

1. Mega-Kitchens.  The kitchen is more than a hub for cooking.  It is the hub for family living.  It's the hub of activity while entertaining.  Massive kitchen islands are ideal areas for buffets.  Kitchens are open to multiple rooms; For example, kitchens are now open to the great room, dining room, and breakfast room so the cook may be involved in the party.  The island offers more seating.  Large pantries offer more storage.

2. The outdoors is merging with the indoors.  Patios are back in style.  Brick or stone fireplaces give the patio a visual anchor that pulls the eye out and up.  A warm, crackling fire in the fireplace extends the use of the patio further into autumn, and earlier into spring.  Decks off the rear of the house with French doors attract folks outside and extend entertainment space.  Screened decks are more common in areas where bugs are common.  Outside rooms are often equipped with TV's and sound systems to enhance the entrtainment value of the space.

3. Larger garages.  Builders are hearing from buyers that they want space in the garage for a workshop; Space for wood working, or a workbench and tools for working on cars.  Garages are getting deeper.  This has become more important since buyers have opted to finish every last available square foot in the basement; The days of a basement work shop are gone.  

4. The home office.  With more folks working at home, or teleworking a few days a week, home offices are very much in demand.  The traditional space for a home office has been near the foyer.  Today's home buyers want the home office closer to the kitchen or family spaces.  Some builders have created home offices in loft spaces that overlook the great room and kitchen.

5. Main level master bedroom.  As baby boomers approach their retirement years, they are looking forward to a time when they may have difficulty climbing stairs.  They are buying homes now where they can age in place.  Or they have parents who will be moving in with them, who will be living on the main level in main level master bedroom, and the boomer children want a second master bedroom upstairs.
