Months Inventory: 6.28     Months Inventory: 5.29

Average Price: 443,573      Average Price: 325,361

Starting this month, I'll be doing this market report towards the middle and maybe even closer to the end of the month. I explain why in detail on the Jacksonville real estate market report for February blog post, if you would like to know more there.

Still seeing an increase in the inventory levels as we move on in the new year, but we also saw an increase in the number of homes sold in Clay County in February. March is the start of our busy real estate market, so it will be interesting to see how this unfolds. The median sales price for February 2013 was 141,200 , and in February 2014 it was 142,000 . That's a difference of .6%. Still a positive, although much lower than we have previously seen.

Active Listings– The amount of active listings in the month reported

Sold– The amount of sold listings that closed in the reported month.

Months Inventory– How many months it would take to sell the current inventory based on the sold amount. Avg Sale Price– Average sale price of the sold houses in the reported month.

SP/OLP Ratio– Sales price to Original List Price, this is the percentage showing the difference of what the house was originally listed for and what it sold for.

Days on the Market– The length of time it took the house to get under contract from list date.

Sold REO– How many homes sold that were foreclosures (REO=Real Estate Owned).

Sold Short Sales– How many homes sold, that were short sales
