Help Your Fellow Real Estate Professionals with Ideas for 2015

 

As we close out 2014 and head into 2015 hopefully you are beginning to put your gameplan together. Part of the process is to evaluate what worked and what didn't. Take things off your list and add new things to it. 

 

We all have our "go to" #1 way we create and generate new leads. The one thing we know works for us. 

 

For example, this past year I began a targeted marketing plan using the post office's Every Door Direct program. By partnering with our local Title company, I've developed some marketing materials for a couple of subdivisions. While not every batch creates a lead, I'm finding the name recognition is growing in these areas. I've gone to listings where my flyer was on their fridge or on the counter. I have had people go.."oh, you're the one who mails us". Last week the mailing led to a listing call that I feel good about getting at the begining of the year. So far, I'm pretty happy with the results, but this is part of a long term plan of local branding.

This isn't specifically a marketing idea, but one of the major problems we have is tracking where our business comes from so we can make necessary changes. I use services like CallRail and CallFire to generate new phone numbers for any new campaign I implement. This makes it very easy to track specifically how people are getting in touch with you. Use 1 number for your website, a different number for your mailings, another for your signs, etc. and you will know exactly what is working and what isn't. Referrals will of course come through your direct number :)

Years ago I took inventory of where my business came from, 87% was directly from my SOI, so I scrapped my magazine ads (at the time) and started going to lunch/coffee with friends, I still do this and my business is very solid. I also  target golf course properties with personal letters that emphasize my specialty and get good response from that as well.

Here are five things that I am definitely doing starting this November of this year and plan on doing into 2015.

1. Optimize my Real Estate Website- How can people find you if you are no where to be found? I will have pay someone do this for me and target certain long tail and short tail keywords to improve my chances of people finding me which would hopefully lead to more quality buyer and seller leads that will close. I have someone in mind here who will do it for me.

 

2. Listings to Leads-Many real estate agents have said that they are having success using this tool that has a lot of buyer and seller landing pages to generate leads on this site which will be number on my list. Listings to Leads

 

3. Facebook Ads- Now notice I said Facebook Ads not just post your listings or blogs on your Facebook page or Business page. Know your demographics and spend your marketing dollars wisely on them. I wrote a blog that I will come back and post later on this.

 

4. Networking events-I need to network more with like minded and business savvy people like myself who knows people who are looking to buy and sell real estate.

 

5. Blog. I am doing it now but I am going to do more of it next year targeting certain long tail and short tail keywords. Having a strong online presence will only help you get found by potential home buyers and sellers.

I love marketing! So far my number one marketing piece is a monthly newsletter I send out to the farms I want to work in and name the newsletter after the subdivision name.  They love it and I get calls.

I've have success with facebook ads, ppc campaigns and direct mailings in my market, but the one thing I didn't see on this list that I do that has had an awesome return for me is keeping in touch with clients.  I'd venture to say I have more referral and/or repeat business than anyone else in my market.

I have success with my FB Page as well as most of business is from past clients and referrals from them.  That's probably about 85% of my business is referrals.

While not an agent, I do market to agents and offices. The best agents I see are the ones active with their FB and social media pages, follow up with clients religiously, and are generally pleasant people. The grumps are hanging around but not for long.

My partner and I are currently in the process of evaluating last year and planning 2015.  I certainly foresee checking out Facebook advertising for one.  I always like low cost/high return methods but who doesn't?

John Marshall - FORE!  - I have heard many agents talk about how strong there business is by lunch, gold, etc. I find it so "uncomfortable" to be enjoying myself like that and really be "working".  I think you have it down! Someday I'll get over my personal hangups with it. It definitely seems the best way to go.

Jenna Dixon -Great advice on Postcard Marketing. I learned that in my early years as a Real Estate Agent. If you HAVE TO BE CONSISTENT DO IT MONTH AFTER MONTH FOREVER. Key word is FOREVER not a long time but FOREVER. That's why I am only mailing certain expireds and won't farm a neighborhood until I am 100% certain that I will DO IT FOREVER. Great comment. Sending direct mail via the EDDM is a great way to farm an area. I hope you had a call to action like sign up for my free newsletter at www..... I agree that you should re-mail occasionally to keep top of mind. Great idea to split the marketing with another company!

Hi Tammy! I think what you are doing is great. I have found that doing anything consistently will work...over time. Probably what' worked best for us is a combination of thing that create an on and off line presence. Farming.
