An Embarrassing Moment: Prospective Client Says, Did I Tell you that...I joined my wife Tammie in the real estate business a little over 1 1/2 years ago. How incredibly exciting to finally get my license! I started blogging about three months later--somewhat sporadically at first.

After posting about neighborhoods for awhile, I got a call from a prospective client who had read one of my blogs! I found out a little about him in the conversation and what he was looking for and set to work gathering information on the homes that were available in the subdivision that he indicated. 

In my previous life I worked in local government and wrote many reports for my Board of Commissioners. I know how to write a detailed, content heavy report. As I said, I researched the neighborhood and put together a lengthy e-mail with links to the available listings with some of the most positive features of each home. I spent some real time putting this together and was proud of my effort. I sent it off to him in full confidence that this correspondence would lead to us selling him a home.

He called me back a few hours later to thank me for the excellent material that I had sent to him. He went on to say, "Did I tell you that...I'm already working with another agent?" What!?

I had committed one of the easiest rookie mistakes to make. I had neglected to ask him if he was already working with an agent! Ooops. I was embarrassed and upset at the same time. Did he play me? Probably. I really don't know. I was so surprised at his comment that I didn't know what to say. 

It was a hard, embarrassing lesson to learn. Don't count your chickens, and whatever you do, ask the prospective client if they're already working with another agent!

Yeah...that's a good question to get out there up front and see what's happening.  And if you think you have someone that has an agent, but will say no, ask what their agent's name is.  Harder to deny the existence.  Takes more thought than a yes or no question.

Dick-- Tammie and I work nearby one another and I hear her asking that question every time. I think I was most embarrassed to tell her what I forgot to do...

Tom, great advice for all agents. If I ever talk to a potential client, get a call or email, that is one of the first questions that I ask anyone.
