Market Reports for Colorado Springs and School District 20 - October 2014
Colorado Springs:
There are currently 3,501 active listings and 972 total sales in the Colorado Springs for the month of October. The number of active listings is down 10.5% from one year ago and the sales are up 4.4%. The inventory for October is 3.6 months, a bit lower than we would expect going into fall.
The average sales price in Colorado Springs for September was $256,678, up 1% from September and up 3.5% from one year ago. Median sales price for September was $224,950, up 3% from one year ago and the same from September.
New home starts for Colorado Springs were at 271, up nearly 20% from one year ago.

Academy District 20:
Listings in Academy District 20 are at 628 active listings, this is an increase of only 2% over one year ago. Pending sales increased 10% from one year ago and the same from September. Sales are up 7% from one year ago and down 17% from September. The pending ratio is 25%. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand. We are seeing that with the winter months around the corner, demand is decreasing and supply is starting to increase. This is normal, however, with the 2010 loan modifications resetting in 2015, we anticipate an increase in supply and possibly an increase in short sales.
The average sales price to list price ratio remains strong at 98.6%, indicating that sellers are not having to negotiate much on their sales price.
Average sales price dropped slightly to $314,896 for September and median sales price is down about 7% to $280,000.
Average days on market for Academy School District 20 was 93 with inventory at 5.1 months.
