Look at the chart to the Left from Mortgage News Daily the numbers do not lie! Or visit the chart and play with the  numbers Nov . and Dec have lower rates than the spring and summer.

 

Ask Yourself this..

What would you need to give up on your wish list with $40,000 less buying power if yo wait till Spring to buy?

 

 

Think about that for a moment $40,000 less  buying power for waiting  means $200.00 more in  monthly payments!  If you wait and  the rates do their typical Spring  adjustment it could cost you...

  •  Buying a home in a community you thought you were dreaming of.
  •  Maybe you are conservative and instead of spending that  $200.00  a monthyou weould have out  it  into your TSP savings or 401K!  Ouch! 
  • Maybe the additional $40,000 in buying power during the Holiday's would shorten  your commute!
  • Maybe it will prevent  you from getting that finished  basement or man cave you want!

Now I do not have a crystal ball but from if the past repeats itself  rates will increase in the Spring market as they typically do. I remember working new homes and buyers always being frustrated that the prices went up in the Spring also so not only do you get the prices increasing but rates also it is a double  hit to your buying power. 

  Are you willing to take that risk and do nothing?

If you are reading this you are an educated consumer looking at your  options this is your chance! Sellers are very serious during the Holidays they are priced to sell! If you have been surfing the internet looking  at Zillow, Redfin, Truilla, Realtor.com, MilitarybyOwner or even just surfing looking at any web site dreaming of buying a home I have news for you.

It's time to get out from behind the computer and take action now!

I am a Buyer Specialist and am ready to go to work on your behalf I will be in town working  for the holidays it is always my busiest time of the year! I  just helped a buyer do this very thing last week. They  were looking at a town home in Fairfax near George Mason at  an Open House I was hosting after meeting me and letting me show them the Holiday Advantage and what was possible they  found that their moving now allowed them to buy the hone on the right instead of the home on the left. They choose to go out 10 miles to buy the home of their dreams and well within their budget. Come spring this would not have been possible if they had waited!

If you are thinking 2015 will be your year to move I highly encourage you to take a look at house hunting now and purchasing before the end of the year. Many times we can work out a settlement date to allow for a rent back during the Holiday and make sure your payment does not start until Feb. 2015. 

Money for Mortgage loans last year and this year have proven to be lower in November and December than the rest of the year. Right now we are still at 4% on Conventional loans and 3.5% on Government loans. If you are not sure which one applies to you give me a call and I will walk you through your options and put you in touch with a loan officer to help you.

If you need another reason to make the call think about this If you close on your home before the end of the year you may  have some additional writes offs on your taxes for 2014 which would be like icing on the cake!

Homes show great during the Holidays typically many are decorated and the warmth as you walk through the door from the cold makes it feel even more like home.
