Multiple Layers of Shingles? Not a Good Idea. Here's Why...

     It is not uncommon to see multiple layers of shingles on older properties. Back some years ago there was no limitations on how many layers of shingles could be installed. Today, accepted industry standards limits the number of layers to two. However, even this is not a good idea. Here’s why:
     1) Most manufacturers of shingles will not warrant the roof covering if it is installed over another layer.
     2) Adding another layer of shingles is like adding another blanket. The two layers of shingles will now hold additional heat and cause excessive heat buildup causing the top layer to prematurely fail
     3) The additional heat caused by multiple layers of shingles will also cause the attic cavity to become warmer than normal. The additional heat in the attic can wreak havoc your air-conditioning bills during the summer months.
     4) The additional weight of the roof coverings put added stress on the framing members of the attic as well as other load bearing points. This added weight can lead to structural failures.
     5) The additional weight coupled with the weight of snow or ice can also lead to structural damage to framing members.
     If you are getting your roof replaced it is best to have the old covering removed before installing your new covering. You will save money in the long run.

We use all tile roofs here in Arizona. Only the felt underlayment has to be replaced after 10 years or so.

Great advise Michael! In our home inspections, we always look to see if there is more than one layer of roofing and report it if there is. We also check to make sure that the underlayment comes out over the top of the drip edge as well as lots of other items. A homes roof covering and roof structure are crucial to long term performance. Michael, I have always hated(and still do) that practice. Another thing is that is the only time you get a real good look at the decking to make sure all is well there.

Michael I replaced my roof 4 years ago, and even though I only the original layer of shingles on my roof, I had the Roofer take them off so that the new shingles would be the only layer.  It only cost a few hundred more and was well worth the price.

Michael, if the layer being replaced shows excessive wear then there's a good chance the under-layer of wood has been compromised and it needs to be addressed

I was unaware of why you should not have more than two layers of shingles. I know it is cheaper and easier for the roofer. In the long run it is costlier for the homeowner.
