What is considered good 'Buyer Behavior'? What are some of the courtesies when viewing homes for sale? This post handles a few of my pet peeves about buyers & some of the many situations that come up when searching for a Schaumburg Area Home.

 

  • Not being timely for appointments - Many buyers don't realize how much time & effort that sellers make to have them come & view their homes. I'm sure that you would agree getting a home in showing shape with four kids can be a stressful event. Think of it as 'company is always coming' for the seller. Would you accept a dinner invitation with your friends & then show up an hour late? Same courtesies should be made here - call the buyers agent who can then call to reschedule the appointment.

 

  • Asking agents to show you homes without being pre-approved - This just seems like common sense but it's the top problem that buyers agents face. If I had a $1 for every buyer that I've talked too that said 'no problem, I'm good', I wouldn't have to sell real estate. Most buyers do not have any idea what a mortgage entails with the newer guidelines imposed recently on lenders. Even if you've had a mortgage in the past - it's a whole new ball game out there! You must know how much you can afford to spend before you begin to look at any homes.

 

  • Ask for too many opinions & getting bad or outdated advice - If this is your first home purchase many buyers retrieve advice from their parents. While I'm a complete fan of parental wisdom, maybe that's not such a good thing on your home purchase. Is the offered advice dated by 30 years? Things now may have changed & are irrelevant. Many parents love to regail all the horrors of their own home purchase & end up scaring prospective buyers right out of the purchase itself.

 

  • You have to put 20% down to buy a home - No you don't and this coincides with the above statement that is most often given by parents. 'When we bought a home .... ' no longer applies. Another great reason to talk to a good loan officer & see what loan programs you can take advantage of. There are many offerings with only 3.5% down & even some where you can receive the down payment as a gift. You'll never know if you don't talk to a professional.

 

  • Requesting repairs in the home inspection that were clearly visible when you wrote the offer - When you view a home with your agent & can clearly see a particular condition in a home, do not ask for a credit or repair in the home inspection. Just as easily, buyers shouldn't turn the home inspection into a 'bullet list' of ridiculous repairs to bring the home into perfect condition. Our sales contract clearly states that an appliance or system has to be in working order - not 'perfect off the showroom at Sears'. The seller can in no way make their 5 year old stove brand new!


There is plenty of information & complexities that you must learn when purchasing a home. These are meant as suggestions so that you can have a great experience during the process.

Lack of consideration of others, which is a lot of what all of this is, is becoming so prevalent.  We had an agent waiting for a customer (not a client yet) at a home.  After about 10 minutes (past the time the customer was supposed to arrive,) the agent called and asked if they were running late.  The response she got was "we're not coming." The worst of it all?  The customer just hung up on her.  No explanation, just "we're not coming." Click.  

How hard is it to be courteous to others?

There is a lot of misinformation and ignorance about the home buying process out there. It's surprising how many folks will ask questions & advice about homebuying of everyone but a realty professional. Great list!

Unfortunately, I didn't purchase my first real estate home because a family member advised against it. Big mistake that turned out to be (three years later the city rezoned to commercial, widened the street and redeveloped the properties) but a learning lesson to never allow anybody to influence my buying decision ever again. So, I use my first buying experience when talking to buyers about depending on family members and friends to help them buy a home.

I want to see preapproval/proof of funds before even meeting you at the office. If you show up late or not at all, next please! Not into wasting my time or anyone else's. That goes for leasing a property also. Google and Facebook are great searches.

Spot on Lyn! I definitely don't like when a buyer asks for 4-5 hours of my time to show property but has not taken the 15 minutes it takes on the phone to get pre-qualified with a lender.  Good talking points!

Agreed.  I hate when I go to a lot of trouble to e-mail them homes and tell them what I think we should see and request their input.  Then I show up with a list of homes and nice schedule and they have a few (dozen) more they want to squeez in.  Of course most are Zillow phantom listings or will not work for one reason or another.  I do show homes to people not qualified yet.  Because meeting in person breaks down barriers and they will open up to me about financing.  I can then get them to a good lender if need be.

I'm adding one:  buyers who ask to see homes clearly out of their price range/or with features they don't want/ in a location they don't want...just because they 'are curious' or 'it looks cute online'.  Such a waste of time, and the sellers don't appreciate it either.

Got a web response to "take a look at" one of my listings. Turns out it was a young girl who wanted to see it with her Mom. I asked her if she had been pre-qualified for a mortgage or would she be paying cash--"Oh, no thanks anyway" CLICK.  Give me a break!

Absolutely....on most of this. I do ask for repairs on issues that we notice during the showing. It depends, but I don't like to call it out in the offer because I don't want it confused with our right for a repair request. Recently we found a garage door falling a part and we asked for a replacement during the inspection. I did talk with the listing agent in advance of the offer, however....so she knew we would be asking for that before we wrote the offer.

Carolyn: Have to agree there are less & less courtesies towards others.

Dalia:  Yes, that's true but the Mom & Dad purchase method is the most used. 20-30 year old info.

Gene:  That's a killer - they pick all the wrong style houses then wonder why they don't like any of them.  If you don't want to do work, why pick a fixer-upper? Clearly marked in MLS & even clearer in photos!

Mary: Curious is what open houses are for & I don't recommend them for that reason.

"Ask for too may opinions", yep, that is my biggest pet peeve. Why did you ask the meter reader if you should drop the price of your house??? Seriously, I blogged on that awhile back. Still bugs me. Not that I carry a grudge or anything....

Lanre:  I don't know what you mean except when I insert a pic here on AR you have the ability to add a tag or image description. This one I added 'buyer behavior'.  Google pics that up & categorizes it in images. If Tammy suggests you do something - I'd start doing it.
