Thankfully, there was not a slowdown in the Real Estate Market in Byron GA in October 2014. Buyers were hungry for good deals and came out looking for bargains. Many of those consumers found what they were looking for as well, despite this being a sellers market at the moment (4+ months of available inventory). When both buyers and investors find what they want, they need to act fast or get left behind the real estate market in Byron GA!

What are some of the positive take-aways from the Byron real estate market right now? In this smaller market, home sales (7) were up 29% over the 12-month average and the average sales price increased (up $22K over the yearly total). While it did take consumer longer to find the right home (115 days on market for sold homes), it was really good to see some of the older inventory make it through closing this past month.

Another good sign for this market was the sales price to list price ratio was excellent (99.35%) providing sellers with near full price returns. This was up 3 percentage points over the 12-month average (96.11%) and is a trend I hope continues as old man winter arrives. 

As always, the properties that are selling the quickest have several characteristics in common...they are well maintained, reasonably updated, clean/uncluttered, and priced according to the current market conditions.
