When we list a house everyone is so excited, the seller and the agent. It is a new relationship and both sides think it is going to be great...and it will be if you communicate. Here are 11 easy ways to keep the seller happy (if the seller is happy we are happy) and keep in touch so that your relationship will grow!
- The day after the listing call the seller and thank them for the listing. Always say thank you and tell them how you know they could have picked someone else but you re thankful they picked you, and remind them to call/email or text you when they need something.
- After every showing call the Buyer's Agent that showed the property and ask for feedback. After you get the feedback call the seller and let them know how the showing went.
- Find out what the seller's preferred way of communicating. If they are a texter make sure that you know that...You don't want to text someone that has never texted a day in their life. If you find out how they like to communicate that is a big part of communicating.
- Send a virtual flier by e-mail to the seller's and ask them to distribute it to their friends and family. The flier will highlight how beautiful their home is.
- Walk the neighborhood before an Open House and invite the neighbors! Well, maybe not! LOL!
- Have a Broker's Open and invite, invite, invite EVERYONE.
- Advertise their home on the internet.
- Make a Facebook page for their home.
- Communicate with them every few days. Even if you don't have anything to report, just check in to say HI and let them know you are working for them.
- If they are an out of town seller check the house on a daily, and don't forget to send them pictures of their home so that they know their house is safe and secure.
- Be proactive - remember you are the sellers eyes and ears on the market. Communicate, communicate, communicate.
