Don't worry about not having the money to do such projects. Did you know there is a loan product out their that allows you to look at homes that need updates.  It's called an FHA 203 (K) loan. The house must be in liveable condition..

Here's how it works:

1. You get pre-approved for a home loan. Best person for this program around is Markita Aldridge Woods at WestStar Mortgage here in Woodbridge Virginia. 
2. Hire a local REALTOR/ Buyers Agent to help you. Patty Blackwelder my twin sister is amazing with numbers and negotiating a contract for you. Contact Patty Blackwelder to get on her schedule
3. The search is on for the best home in your price range.
4. When you find a home we get a bid for the work that you would like to have done.
5. Next we submit that offer stating you will be using  FHA 203(K) financing. Then once seller agree's  we then submit the contract to the lender for approval. Once approval is granted you go to closing and the rehab money is held in escrow by the lender. At different milestone the contractor will list the work that has been completed and the lender will order another inspection to the verify the work is completed and the lender will release a payment from the escrow funds.That process continues until work is completed.
