As a Burlington Stager, I am frequently challenged by my client couples. 

One of them 'gets' Staging and sees the value in marketing their home to best advantage. 

One of them has that age old attitude of 'the buyer will just come in and change everything so why should I bother'. 

Because of this, I make every effort to explain the marketing reasons for my suggestions. 

Why update the lighting? 

Why replace an old or damaged appliance?

Why paint the interior?

Why replace the flooring?

Why update the kitchen and bathroom?

The closer your home is to move-in condition the more buyers it will attract. So many buyers just want to put their things away and live. Many buyers use all the available cash to get into the home and will need to save to make the changes they have planned. 

You need to give the buyers a reason to choose your home over a similar home on the market. They need to feel your home gives them more for their money. 

Let's face it, kitchens and bathrooms are big ticket items when it comes to renovations. While a full renovation may not get you all your money back when you sell, updating will reap rewards. So look at taps, sinks, counters and hardware. Replace that sad looking or broken appliance.

Painting is a cost effective way to update a home. Even if the paint is not damaged, it is probably a dated color. Bring the look of your home into the here and now!

Worn flooring can make a home look poorly maintained. Shampooing carpeting can help but if it's worn those paths are still there. You can go to hardwoods or just lay fresh carpeting. 

You want the best possible price in the shortest amount of time. 

Your buyer wants an attractive, sound product. 

Preparing your home for sale makes you both happy.

Janice- it's easier to do the things you suggested than live for months and months while your home sits on the market.... and no one wants to do that.

I've said it a million times....perception is key.  Your home is only worth what buyers perceive it to be worth.  Show them a home they can believe has been well maintained and cared for and they will perceive it as valuable!

Janice - If you can explain the "why" of things, then you have a much better chance of the clients understanding what staging is all about, and see the importance behind it.

So true Sharon Tara! The buyer's perception is their reality for the short time they are in the home. Sellers must keep in mind their home is just one of many buyers will view.
