Distressed sales dropped significantly again this month. The trend seems to be less short sales and a few more Bank Owned sales. Hopefully this is a sign of a stronger market in Patterson. The Medium price seems to indicate that too.
The number of homes on the market is again at a nearly 3 month supply. This is a good thing for both buyers and sellers in my opinion. Good for sellers in that prices should remain where they are and not start falling. The inventory is not so high that it will cause prices to start falling. Good for buyers in that there should be less competition for each home. It wasn't too long ago that buyers were having to deal with multiple offers on nearly every listing.
