ARE YOU WAITING TO SELL YOUR PORTLAND OREGON HOME UNTIL SPRINGTIME?

This is the time of year where I meet with many homeowners who are pondering the idea of what their home is worth and doing what I like to call "Playing the market". What does playing the market mean? It means that the assumption is that putting your home on the market during the holiday/winter months is not a good time of year. But I beg to differ! I've been selling real estate for over 15 years and one phenomenon that I see happen a lot is how many people stay off the market and how high buyer demand is this time of year. If your a buyer looking and there's less inventory to choose from does that help the seller or you? Think about that. Here are 11 other reasons to consider.

 

1.) By selling now, you may have an opportunity to be a non-contingent buyer during the spring, when many more houses are on the market for less money! This will allow you to sell high and buy low!

2.) You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!

3.) Even though your house will be on the market, you still have the option to restrict showings during the six or seven days around the holidays.

4.) January is traditionally the month for employees to begin new jobs. Since transfers cannot wait until spring to buy, you need to be on the market during the Holidays to capture that market!

5.) Some people MUST buy before the end of the year for tax reasons!

6.) Buyers have more time to look for a home during the holidays than they do during a working week!

7.) Buyers are more emotional during the Holidays, so they are more likely to pay your price!

8.) Houses show better when decorated for the Holidays!

9.) Since the supply of listings will dramatically increase in January, there will be less demand for your particular home! Less demand means less money for you!

10.) Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!

And the number 11 reason why you should list during the Holidays...

11.) People who look for homes during the Holidays are more serious buyers!

All true Anne, and this time shrinks the potential buyer market down to serious buyers rather than a bunch of folks that simply want to browse. Anytime is a good time to list. Build momentum during the supposedly slow season while everyone else is vacationing or with family.
