For this home I sold in Fremont for $789,000, I was the seller’s agent to a very sweet couple that I actually sold this home to about 4 years ago. They were ready to buy a bigger home in a better school district.

The tricky part about this sale is they fell in love with a brand new home they wanted to buy. The builder would not accept an offer that was contingent on selling their current home, although, the builder was open to accept an offer if their current home was in contract with a buyer. The community for this home is very desirable, and just every day, there was uncertainty if the home would sell or not from under them. In fact, the home was actually already in contract with another buyer, but that deal fell through, and it was really the only home left that was available in the community. So, it was one of those things where every day that went by, the clients were concerned someone would walk in and buy their dream home right from under them.

So, we met on a Saturday to discuss the strategy and sale of their home so we could get them into contract for their new home. They scrambled to get their home picture ready on that same Saturday, luckily my photographer was able to go out to take pictures on Sunday, and I had the home listed on MLS on Monday. It was insane, but we did it!

We knew we priced the home on the aggressive side so that we would get a lot of activity and buyers quickly so that they could lock in their dream home. We had an open house lined up for the following weekend and I was confident we would get a lot of activity and surely get top dollar for the home. The sellers were so concerned about losing their dream home to another buyer, they told me to just get it sold!

So, within 24 hours of being listed on the market, we received an all cash offer, OVER the listing price, ‘as is’ sale, 15 day closing, and 15 days of FREE rent back to the seller. The price was good, but I knew we could do better at the open house weekend once the sharkfest began, but after consideration, since it really was a great offer overall and super clean, and basically a done deal, the sellers decided to accept this offer so that they could move forward to buy their dream home.

We all knew that once we had an open house weekend, there would be a lot of interest and surely we could achieve an even higher price, but it was just one of those things, where security of knowing they could move forward on their new home was more important than getting top dollar on their current home and potentially lose out on the home they wanted to buy. They didn’t want to take the gamble, so they accepted the offer.

The transaction itself was quite smooth and seamless and it did, indeed, allow them to buy the brand new home they fell in love with at first sight.
