Writing copy for listings is something I take very, very seriously! Its the first "look" many buyers will have at your property, and I want them thinking about why they may want to choose this property for an onsite look.

When you are picking Madison Georgia Realtors to interview for the very important job of getting your home sold - one of the easiest screening tools is to take a look at the properties they currently have listed. Imagine you are a prospective buyer, and ask yourself - "which agent has captured homes in words and photos in a way that piques your interest?"

Don't be wowed by the actual features of the homes - as we all know, homes come in all sorts of shapes and sizes. The key is, did the listing agent make the most of what she/he had to work with?

There are many reasons to hire a Madison Georgia listing agent, but skill in creating the "public face" of your property should be close to the top of the list.

When reviewing Listings in the MLS there are certain phrases or words that may make you want to run, far away. When reviewing homes that have not sold, many home Sellers here in the Manchester NH area often ask why their home did not sell. Some times the answer as easy as looking up their listing in the MLS.

 

You may wonder if they really thought about what they were writing or did they think too much?

THE TOP COMMENTS IN A MLS LISTONG YOU NEVER WANT TO SEE

 

1. WILL NOT LAST, but has been on the market for 6 months.

2. SELLER SAYS SELL, but home is still on the market at it's oroginal price 9 months later.

3. PRIDE OF OWNERSHIP, but the pictures in MLS show a messy room in the photos.

4. NEEDS TLC. Usually means run, it needs to much work.

5. MOTIVATED SELLER, but you can only see the home every other Tuesday or Friday between 2pm and 3pm but not when it is raining or the sun is out.

6. LISTING AGENT MUST BE PRESENT but they are never available when your buyer wants to see teh home.

7. BRING YOUR OFFERS: But why than is it still for sale after 4 months?

8. DREAM HOME: more like nightmare.

9. THE COMMENTS ARE IN ALL CAPS: No explanation need....

10. and the WORST comments are when there is NO comments at all.

 

Listing Homes is a specialty, it takes a full time local agent with experience to do things right. You can not afford to be someone's "trial and error". . The key is to have a Listing agent who goes over the complete listing and selling process with you. That they are there when you need them.

Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell.
