The Club at Pradera - Market report for Pradera CC in Parker, CO Pradera Country Club and the area surrounding Pradera is what someone outside of Colorado may picture as true Colorado open space, something right out of an old western movie on the high plains of Colorado, lots of brush and
hills and beautiful blue skies all around.
The design of the course is one of my favorites in the state, with architect Jim Engh adding his personal touches throughout, including an elevated tee box on the 16th hole that has panoramic views of Colorados front range and a mileage marker carved in stone telling you how far away from other cities in the US you are currently standing. I love Jim Engh layouts, he really knows how to take the land that he is given and carve out a masterpiece, in fact he liked this one so much he built his own personal residence on the back nine.
When Pradera opened in 2005 they were not only the newest Country Club to open their doors, but they were also host to the annual Parade of Homes, a tradition in Colorado that showcases new communities and the custom builders that serve the area (this has since changed to showcasing homes through-out the metro area instead of one specific subdivision). Infinity pools were just getting popular and several of these homes featured these outdoor living spaces and incredible golf and mountain views. Unfortunately like most new communities that opened in early 2000 they were hit hard by the crash of 2006-09, fortunately the club itself was strong enough to not only survive the tough times but came roaring back with a vengeance and is now one of the finest communities south of Denver.
The year has been very strong at Pradera with 31 homes selling to date ranging in price from $549-1.3M for resale homes and about the same number of new homes being sold in the area as well.
Only one home is currently under contract and it is listed at $829K
And the Good news for buyers is that there are 13 Available homes for resale in Pradera and a number of lots and a handful of new custom and semi-custom homes available. And even more good news for buyers is that you can get a lot of home for your money here, the current market includes a 4500+ square foot 2-story for only $450K and homes all the way up to a $1.095M dollar 2-story former model home.
